Your responsibility for your reservation

When you make the booking you guarantee that you have the authority to accept and do accept on behalf of your party the terms of these booking conditions. This means that you are responsible for making all the payments due, notifying us if any changes or cancellations are required and for receiving the confirmation and keeping your party informed.

Cancellation

a) Cancellation made by the guest - cancellation must be by lead name. The cancellation must be communicated through the e-mail feriascomsol.algarve@gmail.com.

b) Cancellation by us - In the very unlikely event that specific accommodation ceases to be available as booked and we are unable to offer you equivalent alternative accommodation we will refund you all the money

c) Force Majeure - If the cancellation or alteration by us is caused by war, war threats, riots, civil commotion, strikes, disasters, natural disasters, terrorist activities, acts of any government or public authority or other events beyond our control , we will not be held responsible in any way.

Cancellation conditions

a) Free cancellation - To receive a full refund of the deposit amount, the guest must cancel at least 180 days before the date of entry.

b) Voucher - To receive the deposit amount to be converted into a voucher valid for 365 days, the guest must cancel between 91 and 179 days before the date of entry. Otherwise, there is no refund.

c) Non-refundable cancellation - if the reservation is canceled up to 90 days before the date of entry, the deposit amount is non-refundable.

Security deposit / security deposit

A security deposit is required to cover any breakages, losses, damages or otherwise abuse of the property, its contents, accessories and equipment. We reserve the right to request this link at any stage up to and including arrival at the property. Failure to pay the security / security deposit upon request will result in your reservation being treated as canceled by you. Notwithstanding the security deposit withheld, you remain responsible for the full cost of any repairs or replacements necessary due to accidental or negligent breakage, loss or abuse of property. The accommodation is checked before your arrival to ensure that everything is in good condition. If you notice something wrong, report it immediately so that the matter can be paid and rectified before your departure. The required security deposit is € 150 or £ 150 (apartment) and €500 or £500 (villa), payable in cash on arrival.

Use and condition of Property

a) Accommodation is reserved only for the named persons. No other persons are permitted to stay in the property without our written permission nor shall it the maximum number for the property. Unauthorized over occupancy can result in penalty charges and/or immediate cancellation of the right to occupy the property. You agree not to use the property for any purpose other than as a private holiday residence for the people you list. If guests have friends staying in another property, at the same time, and they wish to invite them to use their facilities, they must first ask us.

b) Guests must behave with the property and not cause damage, distress, danger or inconvenience to neighbors or the property. You must not damage any property that you came into contact with during your vacation but if you do, you will be liable for the cost of repairs or replacements.

c) Bed linen and towels are provided, and the property enough towels for your stay. Towels will be changed at the end of the 7th day is made new change of towels and linens. For stays longer than a seven days it is made a light cleaning, during the change of towels and sheets, but the cleaning maid's duties do not include cleaning the kitchen, utensils and equipment.

d) It is not allowed to disturb the neighbors during the hours of silence (from 10 pm to 8 am),

f) The furniture (beds, sofas, etc.) arrangement cannot be changed.

g) To avoid the appearance of ants, it is important that every day take out the trash.

h) Pets are not allowed on the property.

l) Rules to be respected:

- As it is a residential area, the hours of silence are from 10 pm to 8 am;

- The maximum capacity of the accommodation cannot be exceeded;

- It's not allowed to leave trash in the house, and in the exterior spaces.

- All furniture and linen in the room (sheets, pillowcases, towels, etc.) are in perfect condition. So that the parts that are found torn, burned or stained with products like oils, shoes, base or any other substance will automatically be given as out of use and debited from the breaking deposit.

- The owner will not be responsible for money or other objects of value that may disappear. Be sure to close the windows and close the main doors to the accommodation.

- It's not allowed the stay of people who are not part of the booking form.

- Groups of young people under 25 are not allowed;

- All guests, adults and children, staying at the property must present a valid identity card or passport, with photograph, or an equivalent document (for example, a birth certificate). Minors who are not accompanied by their parents must have a declaration or authorization, issued by the custodian, to be accommodated.

If you do not comply with these conditions, we reserve the right to terminate your holiday immediately without any further liability. These circumstances will be treated as a cancellation by you. In these situations no refund of any monies you have paid in respect of your booking will be made and we will have any liability to you as a result of this situation arising (including for example any costs or expenses your incur due to not being able to occupy the property, such as the cost of securing an alternative property/accommodation or the payment of any compensation to you). We will not be obliged to find any alternative accommodation for you.
